A.     Chimney ŕ Sarwono please choose an option:

Vladimir ’s concept of bring the chimney forward by adding to the chimney depth. Per Vladimir you and the HOA had already approved this design. 

Trades involved:
1.      Framing – estimate cost pending
2.      Roofing
3.      Stucco – estimated to be about $500 from Gonzalo
4.      Concrete
5.      Sheet Metal?
6.      Rail? (cutting)
7.      Larger Chimney Shroud needed
8.      Stone work

Option 2
Marvin’s concept of moving the chimney back about 5’ from existing location and placing on the flat roof in the middle section of the house. He brought this up to the HOA.  
Trades involved:
1.      Structural Engineering (due to added weight on the flat roof)
2.      Demolition
3.      Framing – estimate cost pending
4.      Roofing
5.      Stucco – estimated to be about $900-$1000 for both chimneys by Gonzalo
6.      Concrete
7.      Sheet Metal for chase/flutes
8.      Shrouds needed
9.      Stone work

 Because Option 2 was brought up to the HOA last time, they now require us to make a mock-up and present new drawings showing the design. However, after meeting with everyone up on the roof today, it seems that Option 2 may not be the less costly solution that we had thought.  

I will get more prices for both these options, but please let me know if you want to stick with Option 1 since it’s already been HOA approved.

Resending from yesterday ŕ  Please note that he cannot proceed until he knows which option we prefer – the additional 4 columns or beefing up the shear walls. I have asked and asked for alternative options and less costly options but to no avail…
